Lot Grading Process

1. Completed Rough Grade
Your builder completes the initial "rough grade" and submits it to the City for approval. Once approved, you'll receive two important documents:
Your Rough Grade Certificate
Your Rough Grade Plot Plan (this shows the approved elevations and drainage plan for your lot)
You cannot start final grading until you have these in hand. Most new homeowners get them shortly after taking possession.

2. Final Grade (This Is Where We Come In!)
Once you have your Rough Grade Certificate and Plot Plan, you're ready for final grading. This step involves:
Bringing in high-quality topsoil
Shaping the yard to the exact elevations shown on your plot plan
Ensuring positive drainage away from your house and toward approved swales or drains
To give you an accurate estimate, we'll need a copy of your latest Rough Grade Plot Plan. This lets us calculate exactly how much topsoil your yard requires and plan the grading precisely—no guesswork, no surprises.

3. Final Approval with the City
After we complete the final grading, we handle the paperwork for you:
We arrange for a third-party engineering survey company to verify the new elevations
They update your original Rough Grade Plot Plan to show the "as-built" final grade
We submit everything to the City of Edmonton for your Final Grade Approval
This step is crucial—without it, you won't get your damage deposit back from the City, and it could delay landscaping or fencing.

4. Deliver with Confidence

Significant settlement like that is almost always due to issues with the original rough grade compaction (which is your builder's responsibility) or other factors outside our control.
